Most buyers arriving in Sunnyvale start with a citywide median and a school district map. Both are misleading. The citywide median hides a market that behaves like four different cities, and the school district map hides a rule that can flip your kid's elementary assignment across a single street.
If you are comparing Sunnyvale to Cupertino or Mountain View from a portal, the price tag you are looking at answers a question you did not actually ask. The right question is narrower, and the answer sits at the parcel level.
The thesis: the ZIP is not the unit of analysis
The unit of analysis in Sunnyvale is the block, not the ZIP code and not the neighborhood name. School district assignments in 94087 are based on street address, sometimes even the specific block, rather than neighborhood. East of Sunnyvale-Saratoga Road and Hollenbeck Avenue, for example, Sunnyvale School District handles elementary grades. Just one block west and it's CUSD. Certain streets through the Cherry Chase and Cumberland neighborhoods divide that way. Some addresses go to Cumberland Elementary (inside Sunnyvale SD), others are within CUSD based solely on which side of the divider they're located. Don't assume someone with a 94087 address has access to CUSD. They could live just one block east.
That single sentence — one block east — is the difference between two offers on paper that look identical and two homes that trade very differently in practice.

The pricing hierarchy inside these ZIPs is not intuitive. ZIP 94085 covers northern Sunnyvale with older homes, condos, and properties near the US-101 tech corridor and Lawrence Caltrain station. By contrast, ZIP 94087 covers western Sunnyvale with larger lots, Eichler homes, and stronger access to Cupertino Union School District. Buyers typically find 94087 more competitive on price per square foot than 94085. The premium for 94087 is real, but it is not evenly distributed inside the ZIP.
The 94087 micro-neighborhoods, ranked by what buyers actually pay for
Locals divide 94087 into five pockets, and the price ladder tracks the school assignment more than the street trees.
- Serra Park and Belleville. Serra Park and Belleville is a primarily residential pocket of homes in the 94087 zip code south of Fremont Avenue and west of Hollenbeck Avenue, extending to the other side of highway 85. Homes within this boundary are commonly some of the most expensive homes sold in Sunnyvale, and also the most in-demand. This is largely due to the excellent K-12 schools – West Valley Elementary, Nimitz Elementary (the only section of housing east of Hollenbeck), Cupertino Middle, and Homestead High, which are all conveniently within walking distance to most homes in this neighborhood.
- Cherry Chase and Cumberland. Also called Cumberland South. This is a very popular residential neighborhood, with some townhomes and apartment complexes, but mostly single-family homes like Ranch style on up to 7,700 square foot lots, while some grander, two-story homes reside on larger lots of up to 10,000 square feet. The schools are highly rated within the Sunnyvale school district – Cherry Chase or Cumberland Elementary, Sunnyvale Middle and Homestead High.
- Ortega Park, Sunnyarts, and Nimitz. The Ortega Park, Sun Arts and Nimitz neighborhoods are in the 94087 zip code and bordered by Homestead Road to the south, Fremont Ave to the north, Saratoga-Sunnyvale Road to the west, and S. Wolfe Road to the east. Homes in the neighborhood are within the Stocklmeir Elementary and Nimitz Elementary and Cupertino Middle(Cupertino Union School District) and Fremont High (Fremont Union High School District) boundaries.
- Fairbrae and Las Palmas. Home to Sunnyvale's only swim and tennis club, the Fairbrae Swim and Racquet Club and Las Palmas Park which is a popular Polynesian-themed 24-acre recreation area with a play area, tennis courts and off-leash dog area.
- Birdland and Raynor Park. The Birdland and Raynor Park neighborhood is located in the 94087 zip code and bordered by Homestead Road to the south, Lawrence Expressway to the East, El Camino Real to the North, and S Wolfe Rd on the West. Homes in the neighborhood are within the Laurelwood Elementary, Peterson Middle, and Wilcox High (Santa Clara Unified School District) boundaries.
Note what just happened in that list. Birdland shares a ZIP with Serra Park and Belleville, sits on the same city grid, and feeds into an entirely different unified school district. Two homes across town from each other but under one postal code are, functionally, two different transactions.
The Eichler friction most buyers underprice
Sunnyvale is one of the densest concentrations of Eichler homes in the country, and the buyers who love them do not always price the maintenance correctly. Sunnyvale has a significant inventory of Eichler homes, concentrated in ZIP 94087 in neighborhoods including Birdland, Ponderosa Park, and Cherry Orchard. Specifically, these mid-century modern properties feature post-and-beam construction, floor-to-ceiling glass, and open floorplans.
The design is why buyers show up. The systems inside them are why some walk away after inspection. Characteristic features include floor-to-ceiling glass walls, open atrium plans, and flat or low-pitch roofs with original radiant floor heating still operating in many homes today. One surprise for some new Eichler owners is a learning curve when it comes to maintenance. Radiant floor systems, mostly original, need to be repaired by a specialist, not your run-of-the-mill HVAC company. Flat roofs require maintenance and periodic resurfacing. Anticipate it before you write your offer.
An Eichler at list price and a stucco ranch at list price are not comparable offers. One carries a specialist maintenance calendar the other does not.
Home renovation has become a niche unto itself in these neighborhoods, with a brisk resale market for cleverly updated units as well as thoroughly maintained original ones. That secondary market rewards sellers who documented their radiant floor work and roof resurfacing. It penalizes sellers who deferred both.
94086's real trade: walkability for lot size
If 94087 is priced on lot and school, 94086 is priced on feet. Central Sunnyvale and the most walkable part of the city. The Caltrain Sunnyvale station, Murphy Avenue restaurants and shops, and the Heritage District residential neighborhoods are all in 94086.
The Heritage District surrounds Downtown Sunnyvale in Central Sunnyvale. The Heritage District is bound by El Camino Real to the South, Mathilda Ave to the West, Central Expressway to the North and Fair Oaks to the East. We included other homes east of Fair Oaks in this area as well as they are also in the Sunnyvale Elementary School district. Homes in this neighborhood fall within Ellis Elementary or Bishop Elementary, Sunnyvale Middle or Columbia Middle and all are within the Fremont High School attendance boundary.
The Heritage District buyer is not the Serra Park buyer with a smaller budget. They are a different buyer. One is optimizing for a walkable Wednesday night on Murphy Avenue and a rail commute. The other is optimizing for a 7,000 square foot lot and a K-12 walking radius.
What the 2026 data is actually telling us
Read Sunnyvale from three portals in the same week and you get three stories. In August 2026 Sunnyvale homes were listed to buy for a median price of $1.43M, which is a 4% decrease to July 2025 last month, and a 4% decrease to August 2025 last year. The median value of a home listed to buy in Sunnyvale in August 2026 was $936 per sqft, which is same as July 2025 last month, and same as August 2025 last year. The median sale price of a home in Sunnyvale was $1.8M over the last 3 months, down 18.7% since the same period last year. The median sale price per square foot in Sunnyvale is $1.24K, down 7.3% since last year. While the median sale price sits at $1,915,000 (up 0.12% year-over-year), the real story lies in the market's pace. Homes are moving in just 29 days, inventory stands at only 2.5 months of supply, and properties are selling for 104.91% of asking price.
Those three medians are not measuring the same thing. List versus sale, three-month rolling versus monthly, all ZIPs pooled versus filtered. The takeaway is not which one is right. The takeaway is that any single citywide median is telling you about the mix of homes that closed, not about the home you are trying to buy. Over the three months, homes in Sunnyvale receive 4 offers on average and sell in around 11 days. The average homes sell for about 6% above list price and go pending in around 13 days. Pace is the honest signal. In 94087 with a clean CUSD assignment, that pace tightens further.
Questions buyers ask before writing an offer
Does a 94087 address guarantee my child attends Cupertino Union? No. Assignment is set at the street address, and in parts of Cherry Chase and Cumberland the district changes across a single block. Verify with the district before you write an offer, not after.
Is an Eichler more expensive to own than a stucco ranch of the same size? Usually yes over a ten year hold, once you account for radiant floor specialists and periodic flat roof resurfacing. That does not mean skip the Eichler. It means underwrite it correctly.
Why do 94086 homes look cheaper per square foot than 94087 homes? Different product. 94086 trades lot size and single-district clarity for walkable access to the Sunnyvale Caltrain station, Murphy Avenue, and the Heritage Park Museum. The buyers are not the same buyers.
Are homes still selling over list in mid-2026? On average, yes, though the premium has softened from a year prior. Days on market and offer counts, not median price, are the cleaner read on any given pocket.
Working the block, not the ZIP
The buyers who do well in Sunnyvale stop shopping by neighborhood name and start shopping by parcel. That means school assignment pulled from the district, not the listing description. It means a roof age and a radiant heat inspection line item on any Eichler. It means understanding whether the home you like is priced against Serra Park comps or against Ponderosa Park comps, because those are not the same ladder.
